HomeEasy is a technology-enabled real estate services firm that provides AI-powered apartment matching, market data analysis, and leasing services across multiple U.S. markets. Our services are free for renters. We are compensated by apartment communities when a lease is signed through our platform.
2. Proprietary Data and Intellectual Property
All content on this Site is proprietary. This includes, but is not limited to:
- Building intelligence data: Approval policies, showing procedures, leasing contacts, pricing history, pet policies, move-in cost breakdowns, and all other data gathered through our direct interactions with apartment communities.
- Market analytics: Price-per-square-foot analyses, concession tracking, neighborhood comparisons, building rankings, and all derived datasets.
- AI models and algorithms: Our matching algorithms, pricing anomaly detection systems, Socratic conversation frameworks, and all associated intellectual property.
- Written content: All text, copy, neighborhood descriptions, market analyses, blog posts, and editorial content.
- Visual assets: Logos, design elements, page layouts, and brand identity.
This data has been collected through tens of thousands of direct phone calls, field observations, transaction analyses, and proprietary AI systems. It represents years of accumulated intelligence and significant investment. It is not publicly available data repackaged — it is original, first-party intelligence.
3. Prohibited Uses
You may NOT use the Site or its content to:
- Scrape, crawl, or systematically extract data from the Site using automated tools, bots, spiders, or scripts — whether for commercial or non-commercial purposes.
- Reproduce, redistribute, or republish any building data, market analytics, neighborhood descriptions, pricing information, or intelligence profiles from this Site.
- Train AI or machine learning models on any content from this Site, including text, data, images, or page structures.
- Compete using our data: Use any information obtained from this Site to operate, support, or enhance a competing apartment locator, real estate brokerage, or rental marketplace service.
- Feed leads through our system on behalf of a third-party locator, brokerage, or lead generation service. Our services are for individual renters seeking housing for their own use.
- Circumvent access controls: Bypass any technological measures we employ to protect our content, including but not limited to authentication requirements, rate limiting, or access restrictions.
- Misrepresent your identity: Create accounts or submit inquiries using false, misleading, or third-party information to gain access to our services or data.
4. Data Accuracy and Limitations
Market data, pricing, concession information, and building details on this Site are based on our proprietary research and are updated periodically. While we strive for accuracy, this data is provided for informational purposes and may not reflect real-time availability, current pricing, or current building policies. 5. User Accounts and Authentication
Certain features of our Site may require account creation or authentication through third-party identity providers (such as Google or LinkedIn). By creating an account, you agree to provide accurate, current, and complete information. You are responsible for maintaining the confidentiality of your account credentials. 6. Reverse Engineering and Competitive Intelligence
You may NOT:
- Reverse engineer, decompile, or disassemble any aspect of our AI systems, algorithms, matching logic, or data processing pipelines.
- Monitor, benchmark, or analyze our systems, response patterns, pricing recommendations, or data outputs for the purpose of building, improving, or evaluating a competing service.
- Use automated tools to probe, test, or map the capabilities, limitations, or data coverage of our platform.
- Engage in any form of competitive intelligence gathering through systematic use of our services, including but not limited to submitting synthetic leads, fake inquiries, or automated requests to extract building data, pricing intelligence, or operational patterns.
We log all interactions. Every inquiry, every search, every data request is tracked and attributable. Patterns consistent with competitive intelligence or systematic data extraction will be identified and pursued.
7. Liquidated Damages
You acknowledge that unauthorized scraping, data extraction, or competitive misuse of our proprietary data causes damages that are difficult to quantify. Accordingly, you agree that HomeEasy shall be entitled to liquidated damages of $25,000 per violation for each instance of unauthorized scraping, systematic data extraction, or use of our data to support a competing service — in addition to any actual damages, injunctive relief, and attorney's fees.
8. Enforcement and Remedies
We actively monitor for unauthorized use of our data and services. Violations of these Terms may result in:
- Immediate and permanent termination of access to our Site and all services.
- Liquidated damages as specified in Section 7.
- Legal action for actual damages, including statutory damages under the Computer Fraud and Abuse Act (18 U.S.C. § 1030), the Digital Millennium Copyright Act (17 U.S.C. § 1201), the Illinois Trade Secrets Act (765 ILCS 1065), and applicable state laws.
- Emergency injunctive relief without the requirement of posting bond, to the extent permitted by law.
- Recovery of all attorney's fees, costs, and expenses incurred in enforcement.
- Referral to law enforcement where criminal conduct is suspected.
9. Third-Party Links
The Site may contain links to third-party websites. We are not responsible for the content, privacy practices, or terms of any third-party sites.
10. Limitation of Liability
HomeEasy provides its services on an "as is" and "as available" basis. To the fullest extent permitted by law, we disclaim all warranties, express or implied. We shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Site or reliance on any information provided.
11. Governing Law
These Terms are governed by the laws of the State of Illinois, without regard to conflict of law provisions. Any disputes arising from these Terms shall be resolved in the state or federal courts located in Cook County, Illinois.
12. Changes to These Terms
We reserve the right to modify these Terms at any time. Changes take effect immediately upon posting to the Site. Your continued use of the Site after changes are posted constitutes your acceptance of the revised Terms.
